times have changed in many areas across the country we have tough slow markets in my opinion it is the real estate agent who determines what the market is like in their area realtors of the future must use logic common sense imagination creativity and courage and they absolutely positively must embrace all the new technology the same is applicable to for sale by owners and investors knowledge of creative financing has become a must here s a true story just recently i had a business meeting with some people that we plan to do business with that has nothing to do with real estate during the conversation with the owners i discovered that they have 5 acres of horse property for sale for $500,000 and paid cash for the land they originally planned to build a house on the property but changed their minds and bought a home in another subdivision the property has been on the market lis/ted with an agent for over a year the owners were shocked when i told them i could sell it within days at full price or more and they could make a huge profit from the sale they asked how our realtor doesn t think the property is salable in today s tough market here s the problem realtors are not taught to creatively think and work the real estate market i immediately saw possibilities of running ads in appropriate publications offering seller financing either with nothing down interest only or even offering the buyer their dream house i know you are probably saying but george there is no house on the property it s just vacant land yes but you see i visualize a beautifully landscaped property with a gorgeous 5,000 square foot home i visualize a horse barn and a corral with young galloping horses and i visualize buyers waiting in line for this property because i offered it to them at $2,000,000 with nothing down with no qualifying perhaps with interest only and the home oftheir choice here is the difference i visualize thefuture and ignore the present most sellers and realtors see only the present vacant land the only future they see is unsold vacant land this is a classic example of wrong thinking now i didn t play with the details but just knowing a few facts 5 acres in a superior location fully paid for worth $500,000 must be salable just by offering termsnothing down i see the sellers getting an 80/20 construction loan $400,000 should build any dream house at builder s costs i even visualize the seller being the general contractor and getting paid $200,000 for the work involved i visualize the seller building any home the buyer wants for the right buyer vll
