Preventing damaging wildfires is a matter of being vigilant and following a few simple steps. The recent dry spell has dried out grasses and vegetation throughout the North West region as highlighted by the moorland fires at Winter Hill near Bolton and Saddleworth Moor in Greater Manchester. Lancashire Fire and Rescue Service has issued some simple advice to help prevent further fires. Make sure cigarettes and matches are fully extinguished before discarding them in an appropriate manner. Never throw cigarette ends out of car windows, they can ruin whole fields of crop. Please do not have BBQs on grassland areas. When using disposable BBQ’s ensure they are used safely and only in places where they allowed. Always make sure that they are properly extinguished. Report any smoke or fire - call 999 immediately. Don’t assume someone else has reported a fire. Don’t assume a fire is under control. Report any suspicious or inappropriate behaviour. Say you’ve seen it in The Property Scene 10 WEEK PILOT PROJECT TO OFFER PARKOUR AT MEMORIAL PARK, FLEETWOOD. Wyre Council, in partnership with Active Lancashire are launching a 10 week pilot project to offer parkour at Memorial Park, Fleetwood. Parkour, also known as Freerunning is a non-competitive physical sport where you train your body to move freely over and through open spaces using only the abilities of your body. Movements can include running, swinging, rolling, jumping, climbing and vaulting, and can be practised anywhere. Practising parkour can help increase fitness and strength as well as balance, coordination and control. It can also be good for developing a creative vision. The exercise, enjoyed mostly by teenagers, can build confidence and self-discipline whilst inciting responsibility for one’s actions and environment. The project was launched at a private lunchtime session at Cardinal Allen High School in Fleetwood on Wednesday 4 July where pupils were offered the chance to have a go at this unique sport. The sessions held at Memorial Park are aimed at 1419 year olds, but are not exclusive to that age group. They will be taking place every Wednesday evening from 6pm - 8pm beginning in July and will run for 10 weeks. The sessions will be delivered by Tom Redfern, a level 2 UKCC Parkour coach from Project Z Parkour. They are completely free and Wyre Council along with Active Lancashire are encouraging many young people to come along and trial the sport.We do not however, encourage young people to try the sport themselves, without supervision or training, as it can be quite dangerous and they could hurt themselves or others. As well as providing an opportunity to improve fitness levels and be creative, parkour also provides young people the opportunity to meet others, socialise and free run together. Councillor Simon Bridge, Portfolio Holder for Street Scenes and Park and Open Spaces at Wyre Council comments: “I am pleased to be able to work with our partners in this way to offer a variety of activities for young people to take part in. It’s great to be able to offer something new using our existing facilities at the park.” Councillor Roger Berry, Portfolio Holder for Neighbourhood Services and Community Safety comments at Wyre Council comments “I hope that this might go some way towards helping to reduce antisocial behaviour and I look forward to more of these diversionary activities which are planned for this summer.” For more information about Project Z Parkour visit their website. The multi-sports sessions will take place on Saturday evenings 6pm-7pm beginning Saturday 14 July.The sessions, offered through Active Lancashire are for young people aged 14-25 years old and are free but will need consent forms completed for each participant.Activities include football, boxfit, free running, basketball and many others. AN OPPORTUNITY FOR THE WYRE ESTUARY TIDAL POWER AND FLOOD PROTECTION PROJECT SIMEC Atlantis Energy are pushing forward with their tidal power and flood protection project for the Wyre Estuary and believe it is the right fit for tidal range development in the UK. In June 2017, the Duchy of Lancaster nominated SIMEC Atlantis Energy as their preferred partner to develop the proposed Wyre Estuary tidal barrage and flood protection project, situated between Fleetwood and Knott End on the Lancashire coast. SIMEC Atlantis Energy is currently in the process of completing feasibility studies in order to proceed to the next stage of design, engineering and consenting, following which the construction phase would be expected to commence in 2021. Following the Government’s announcement not to back Tidal Lagoon Power’s Swansea Bay project, Tim Cornelius, CEO of SIMEC Atlantis Energy comments: “We believe our proposed project for theWyre Estuary represents a golden opportunity for the Government to reinforce its commitment to tidal range technology. As well as generating predictable, zero carbon, sustainable power to the region, the project also offers flood protection capabilities for the local Wyre valley. “With an expected CAPEX of £250 million and lifespan of 120 years, this project will have over 100MW of installed generation capacity and we expect that it will require a subsidy that is less than the CfD awarded to Hinkley Point and potentially less than Horizon. Therefore the Wyre Estuary project is the ideal, cost effective option to develop tidal range technology, as well as diversify the UK’s energy mix. It will provide a significant economic boost to Fleetwood and the surrounding area and fits well with the governments announced Northern Powerhouse Strategy. “This project is the ideal pathfinder for a series of similar range projects being planned across the UK, including the Mersey, which only adds to its appeal as a sensible and good value investment proposition. This project will prove up the turbine technology required to make larger projects viable and bankable. I would also expect that the Wyre project is the natural pathfinder project for the larger planned lagoon projects in locations such as Cardiff, Colwyn Bay and the Solway Firth. We are convinced that at larger scale, these projects will make sense and the government should now unlock this economic potential by supporting the construction of the Wyre project.” Garry Payne, Chief Executive at Wyre Council comments: “This project would provide an opportunity to unlock the potential of tidal range technology as well as economic resilience to Fleetwood and the wider area. And the good news is there’s plenty you can do to improve your chances of getting your mortgage application accepted – follow our top 10 tips to help you get the mortgage you want. 1. Your credit score matters Before applying for a mortgage, get a copy of your credit report which is held by credit reference agencies such as Experian or Equifax. This will allow you to see what lenders see when they review your application. If your credit rating isn’t looking that great, there are lots of simple things you can do which can give your score a boost. For example, check you are on the electoral roll and close down credit card accounts which you no longer use. Find out more here 2. The starting point is your own sums Sit down and work out your budget before applying for a mortgage. You will need to be sure you can borrow enough to cover the purchase of the property and that you’ll have enough spare to cover all the associated costs and fees. Y ou’ll be better off in the same job Most lenders will want to see that you’ve been with your employer for a decent length of time before they’ll give you a mortgage, so if you’re thinking of switching jobs, it’s a good idea to hang on until you’ve got your mortgage in place. Usually, it’s a good idea to have been in your existing job for at least three to six months before applying. The more you can save up to put down as a deposit, the bigger the choice of mortgages that will be available to you. David Hollingworth, of London & Country mortgage brokers said; “If someone has recently changed job then it need not be a problem but if still in a probationary period it makes sense to double check if the lender will be happy to lend before it finishes. Even then there should be lenders that can consider the situation.” 4. Debts don’t help If you’re submitting a mortgage application, the last thing any prospective lender is going to want to see is that you owe a load of cash on credit cards or you’ve got outstanding loans. Before you apply for a mortgage, try to reduce any debts you have – this will help demonstrate that you manage your money responsibly, and will mean any mortgage application you make is more likely to succeed. It will also mean you will potentially be able to borrow more when it comes to a lender’s affordability calculations. 5.You’ll need proof of income Mortgage lenders will want to see proof of how much you earn, so you’ll probably need a P60 form which you get every year from your employer and shows a summary of your pay and how much tax has been deducted. You’re also likely to be asked for three months’ worth of bank statements and payslips so the lender can look at both how much you have coming in as well as your outgoings. 6. O r accounts if you’re selfemployed Getting a mortgage when you’re selfemployed can be really tricky, especially if you’ve only recently decided to go it alone. Lenders want proof that you’ll be able to keep up repayments, so they’ll usually ask to see an SA302 form relating to the last three years from HMRC or your full accounts for the last three years. If you don’t have these available, it’s unlikely you’ll be accepted for a mortgage. 7.The bigger the deposit the better The more you can save up to put down as a deposit, the bigger the choice of mortgages that will be available to you. Lenders reserve their best rates for those with hefty deposits, so you’ll also benefit from lower monthly payments because you’ll have qualified for a better deal. 8. B uying with someone else can be easier If you’ve no hope of building up a decent deposit on your own, you might want to think about buying with someone else. This could boost your chances of securing a decent mortgage, particularly if they’ve got an excellent credit history and a higher income than you. But remember that this is a big commitment, so you’ll need to sit down and work out with the other person what would happen if one of you wanted to move in future. 9. You shouldn’t chop and change your application Once you’ve started your mortgage application, don’t mess around with it and start changing figures as it could hold up your property purchase. David Hollingworth said; “Changing the figures further down the line will mean the offer being reassessed which, although may not necessarily be a problem, could add unnecessary delay.” 10. It can pay to get help If you’re struggling to find the right mortgage deal, or you don’t know what you’d be eligible for or how much you can borrow, it might be a good idea to enlist the help of a mortgage broker.They can research the market for you and help you through the application process so you don’t have to go it alone.
