New 17-Story Hotel IMEG provided MEP/FP, energy modeling, and architectural lighting design services for the new, 17-story Hyatt Place hotel located in the heart of Chicago’s downtown Loop neighborhood at 28 North Franklin St. The hotel features 206 guest rooms, an indoor swimming pool, three conference rooms, and a fitness center. The ground-level entry lobby consists of a reception area, two galleries, dining area supported by a full-service kitchen, and a prototypical E-room for semi-private work spaces. The project achieved LEED Silver under New Construction v3.

1 million-sf Resort Renovation IMEG provided extensive, ongoing MEP services throughout the $300 million renovation and renewal of The Phoenician, a historic, landmark property in Scottsdale, AZ. The project included 900,000-sf of new amenities including upgraded golf, tennis, and spa facilities and a 100,000-sf expansion of existing guestrooms, villas, restaurants, and lounges.

202-Room Hotel Expansion IMEG provided MEP, technology, architectural lighting, and Cx services for the Edgewater Hotel project which included renovation of the existing 1940s and 1970s hotel areas and a new grand hotel with condominiums in Madison, WI. The existing underground parking garage was expanded and the new hotel tower includes a large banquet hall and gathering area. The project also provided a large plaza area overlooking a lake that can be transformed into an outdoor skating rink in the winter.

HOTELS 225,000-sf Hotel Historic Renovation The historic renovation and restoration of the Chicago Athletic Association building resulted in a new boutique hotel on Michigan Avenue in Chicao, IL. After remaining vacant for several years, the project converted the 122-year-old property into 241 guestrooms, restaurants, banquet and meeting areas, with a new rooftop bar as well as other guest amenities. After a facility assessment proved the existing systems to be beyond their useful lifetime for the new use, the project team engaged in an accelerated construction phase to maintain the owner’s aggressive schedule. IMEG’s design solved many of the project’s challenges including: • Historic constraints for placement of systems. Creative solutions were developed to incorporate modern technology and systems into the building. • Five kitchens and ancillary food and beverage spaces for ballrooms, event spaces and other 3rd party operators. The team successfully routed utilities through floors with limited clearances while maintaining the proper guest experience and historical atmosphere within the space. • Providing a high level of comfort for guests and energy efficiency for the owner. Central chilled and hot water systems were chosen to feed the entire building. • Electrical loads. Detailed coordination with Commonwealth Edison allowed the owner to save significant project cost and usable space by not building a new utility vault within the building. • Noise and vibration isolation of guest rooms from the ball courts, bowling alley, bars and mechanical sources, and achieving good architectural acoustics within the two ballrooms using historically correct finishes. This was accomplished with IMEG’s AWARDS experience in historically-correct • ENR Midwest 2016 Best Project acoustic renovations and an extensive • Comprehensive Redevelopment of use of acoustic computer modeling and the Year, Chicago Commercial Real simulation . Estate Awards, 2016 • Undesirable operation of cooling tower system during winter months. A separate condenser water system -- which also serves the year-round refrigeration needs of the food service/ bar locations, MDF room and other spaces with year-round cooling needs -- is also designed to reject heat for domestic water preheat and combusion air preheat during cold weather. 171,000-sf Hotel Renovation IMEG provided MEP, fire protection, technology, and architectural lighting design services for the newly renovated DoubleTree by Hilton Cedar Rapids Convention Complex, which includes the adjacent 9,600-seat U.S. Cellular Arena and an 80,000-sf convention complex. The upscale, full-service hotel features a contemporary design aesthetic and luxury furnishings, including sleek glass elements and original sculptures and artwork throughout the lobby and public areas. The renovation provided updates throughout the hotel’s 267 guestrooms and the addition of a restaurant and bar. Other spaces include conference rooms, lobby, indoor pool, private offices, restrooms, and storage space. Challenges included connecting multiple buildings, integrating BAS, low floor-toceiling heights, extending distribution systems, a tight budget, and tying new infrastructure systems with existing systems.

HOTELS HOTEL PROJECTS: IMEG performed MEP engineering design and construction administration services for the remodeling of the hotel’s lobby and kitchen. New lighting, HVAC system, and piping were included in the project scope with detail given to the present architectural layout to ensure continuity throughout the hotel. Fairmont Miramar Hotel, Santa Monica, CA IMEG provided MEP/FP, structural, and architectural lighting services for the design of the eight-story, mixed-use hotel, event center, and casino expansion. Comprised of 250 guestrooms, the hotel includes a new restaurant and bar, commercial kitchen area, pool and leisure spa, fitness and business centers, grand entrance lobby, casino gaming floor, and laundry services. Firekeeper Casino, Battle Creek, MI IMEG provided MEP design for extensive resort additions including an 8-story, 143,500-sf Marina Tower addition with 120 suites; a 2-story, 30,000-sf golf clubhouse; a spa/fitness center with retail area; and a bar/restaurant. Renovations included meeting space, registration desk, lobby, adjacent retail, and thermal and electric utilities relocation. Boca Raton Resort Club Hotel, Boca Raton, FL IMEG provided electrical design for the renovation of the St. Anthony Hotel – a 352-room, 10-story, 272,067-sf historic hotel. The entire hotel will be renovated, and the number of rooms will be decreased to 300 rooms to allow for larger, rentable guest rooms. The hotel operator will be Starwoods; the design incorporated Starwoods standards, which include an integrated HVAC and lighting controls system for all guest rooms. The building includes one full level of underground parking, with retail spaces and a central marketplace food court on the first two floors. The “Lucky Apartment” tower is an additional 10 floors with 360 apartments that house more than 800 occupants. Mixed-Use Development IMEG provided MEP/FP for New City – a mixed-use development project that anchors the south end of Chicago’s Clybourn corridor. The development includes a 19-story high-rise residential tower, with 199 apartment units, located on top of a three-story retail base and 363,000-sf of retail space in three separate buildings. As one of the largest shell-and-core mixed-use projects to achieve LEED Gold in the Chicago area, sustainable designs include a variety of water and energy conserving measures such as rainwater collection and reuse for irrigation, high-efficiency boilers, heat recovery from exhaust airstreams, variable speed dryer exhaust and make-up air for the residential tower, reduced lighting wattages in the parking garage, and green roofs.
