Today the Institute for Fiscal Studies has published research showing that the wealth of over 80s has increased by 45pc over the past decade to 2013, while the number who think they will leave amounts over £150,000 to loved ones has risen from 24pc to 44pc. However he warned that if the Government did not want to see its effects being devalued over time it would need to peg annual increases in its value to house prices instead of consumer prices, as is currently planned. Although it did not break down the size of inheritances above this amount, the IFS said the expected rise indicated a continuing increase in the number of families being dragged into inheritance tax, which is currently owned on individual estates of over £325,0000. Wealth experts went further by urging the Government to speed up the introduction of the new £1m property allowance to help slow the number of families paying death duties over the next three years, and change the policy so it helps more people. The sharp rise in wealth and inheritances among the elderly was the result of higher home ownership and rising house prices, it said. It comes as the number of British families paying inheritance tax has sharply risen in recent years with the total bill for “death duties” Lucy Brennan, a partner at Safferey Champness, an accountancy firm said that unless the value of the new allowances are pegged to house price rises instead of prices inheritance tax would continue to be a “stealth tax” on an increasing number of middle class families. She said: “It’s a pity that the new relief didn’t come in sooner as it by the time it is fully in place it will have been five years since David Cameron first announced it in 2015. When it does finally come I would seem fairer to peg its yearly increases to house prices rather than CPI, which tends to rise much more slowly.” In addition to the size of expected inheritances rising, the report also found the total number of over 80s expecting to leave an inheritance has also increased by 12pc, up from 60pc a decade ago to 72pc. In line with this the proportion of individuals who have received or expect to receive an inheritance has risen rapidly across the generations. Of those born in the 1970s some 75pc either have received or expect to receive an inheritance, compared with 68pc of those born in the 1960s. This compares to 61pc of those born in the 1950s, 55pc of those born in the 1940s and less than 40pc of those born in the 1930s. In other words the share of individuals who have received or expect to receive an inheritance has doubled between those born in the 1930s and those born in the 1970s. Mr Hood added: “The wealth of younger generations looks set to depend more on who their parents are than was the case for older generations. Today’s elderly have much more wealth to leave to their children than their predecessors did, primarily as the result of higher homeownership rates and rising house prices. “At the same time, today’s young adults will find it harder to accumulate wealth of their own than previous generations did, due to the sharp fall in homeownership for that group, the dramatic decline of defined benefit pensions in the private sector and the stagnation in their incomes.”

I’m selling my Aunt’s home for her as she recently went into care. The house is empty and the purchaser has asked if I will let him in now to do some repairs. We’re due to complete in a few weeks. My solicitor says I shouldn’t agree – but I can’t see what’s wrong with a bit of cooperation. Do you think my solicitor’s being unreasonable? Any solicitor worth his salt will advise you against. We can only advise you to do what’s in your best interests – not someone else’s. And don’t forget, as you’re selling it for your Aunt you’re in a position of trust and not acting for yourself – so you must act in her best interests rather than what you would do for yourself. Is there any benefit to you or your Aunt? I can’t think of any. Only extra work, more worry and potential difficulties, of which the following are a few. What if your buyer finds structural problems and his lender consequently withdraws the offer? Or your buyer accidentally causes damage to the house? Or causes an accident to a visitor? Or knocks a wall down, makes a complete mess and then disappears? Or forgets to lock the door and squatters get in? Or leaves the heating on 24 hours a day? Or moves in and fails to pay up on the completion day? At the very least, you need to ensure that your buyer has exchanged contracts and paid a full 10% deposit so you have some security. And you’ll need to advise your insurers what’s going on to ensure cover, and arrange what we call a ‘key undertaking’. This confirms permission for entry and its purpose and makes it plain that entry is at the buyer’s sole risk. You’ll also need to attend the property with him to agree meter readings and then you’ll need to apportion this on completion. When you think about it, the whole point of the conveyancing process is not to part with possession of a property until you have been paid in full. At a stroke you’re defeating that object. I bet you wouldn’t let the buyer of your car take it away for three weeks when he’s only paid 10% of the price. So your solicitor’s giving you the correct advice. If you go ahead anyway, then maybe the risk of anything going wrong is minimal. But if it does, at least your solicitor can say he gave you the right advice. And it’ll be your fault.
