Market Wrap-up January - March 2015 Last year we saw a huge number of properties sold for amazing prices, well above what vendors and agents had expected.  The first quarter of this year has shown it’s still full steam ahead with continued sales and record prices being achieved. With the interest rates remaining at an all-time low, buyers are looking to lock in a purchase to capitalise on these low rates. However, it has mainly been Sydney investors driving the market, as the sale prices increase the number of first home buyers reduce as they are being priced out by the savvy investors. We also have had a number of property developers purchasing large parcels of land in East Gosford to build townhouses and villa homes.  This is ideal for the East Gosford demographic, with a large portion of senior residents looking to downsize from the family home, now being spoilt for choice. East Gosford and Springfield areas have been on the top of buyers’ search lists and properties are getting snapped up at the first or second viewing and selling well above the expected price range. There is no doubt about it, it’s a seller’s market and I strongly suggest if you are considering selling, now is the time to capitalise on this buoyant market.
